Once you've set up your properties and midterm prices, you can manage midterm reservations.
Guest payment
Set payment method
You can set the payment method for midterm reservations, in instalments for midterm reservations. Here's what you need to set:
- minimum number of nights: this is the number of nights after which a reservation is identified as midterm. By default, the minimum number of nights for a midterm reservation in RentalReady is 30. If you wish to change this for your offices, please contact RentalReady support.
- payment period: this is the number of nights in each payment period
- minimum payment period: this is the minimum period required before a payment is collected. If the last period is less than this minimum, the payment will be collected at the same time as the payment for the next period.
- payment lead time: this is the number of days before the start of the next period in which payment is due.
Example:
Payment period: 30. This means that each payment period includes 30 nights, and the guest must pay every 30 days for the previous 30 nights (monthly payment).
Minimum payment period: 15. this means that each payment period includes a minimum of 15 nights, the guest must pay for a minimum of 15 nights in each period.
If the guest arrives on the 25th of the month, then stays 5 or 6 days before the end of the month, which is less than the minimum period, he'll have to pay for these nights in the next period (in our example, the following month).
The same logic applies if the guest leaves on the 5th of the month, which is less than the minimum period, he will have to pay for these nights in the following period (in our example, the following month).
Payment deadline: 7. This means that the guest must pay 7 days before the start of the next period.
Managing guest payment
Guest payment on Airbnb, Booking.com
The guest payment is managed by the platform. You don't have to do anything yourself.
Guest payment on other platforms
If the guest books on the Book.GuestReady platform and your RentalReady direct booking website, the guest will see the option to pay in instalments directly on the payment page. They can choose to pay by period or in full.
If you create a reservation manually, the guest will see the option to pay in instalments directly on the payment link. They can choose to pay by period or in full.
Guest payment request and reminder
Two automatic guest notifications can be sent to guests: a payment link and a payment reminder.

Guest contract
Rental contract
You can add the midterm rental contract you have signed with the guest from the reservation page, in the Midterm management contract section.
Please note that the added document must be in PDF format; only one document is accepted.
You can ignore this alert, in which case you will need to add a reason.
If the contract is not uploaded to the reservation or ignored, then an alert will be displayed on the check in dashboard.
N.B.: RentalReady does not automate the signing of the contract with the guest. You must perform this step outside RentalReady.
Rental agreements
Three automatic guest notifications, considered as a rental agreement/contract, can be sent to guests: when a reservation is created, modified or cancelled.
If you wish to activate these notification templates, please contact RentalReady support.
Other documents
You can add other documents if required, from the reservation page
Click on Actions > Upload document
- Select document type
- Add notes
- Upload document in PDF format
Once the form has been completed, click on save to save the document.
A public link will automatically be created to access the document. You can then share it with other guests.
N.B.: Please do not add any identity documents in this section, as they are not automatically deleted after a certain time, which is not in compliance with regulations. Please use the ID upload function to ensure automatic deletion in accordance with regulations.
Displaying contracts in the owner space
You can choose to display the rental contract with the guest in the owner space.
From the owner's page, click on Options > Edit
In the Permissions section, check the option The owner can view the guest midterm contracts.
Following up on midterm reservations
All midterm reservations are grouped together in a dashboard.
From the main menu, go to Reservations > Reservations > Midterm reservations tab
From this page you can :
- View the guest's payment status
- Open the mailbox to directly access the conversation with the guest
- Open a ticket
- Create a mission
- Generate a payment link
- Add rental contract and/or other documents
- Add a note
