The midterm feature lets you set specific missions, reservations and prices for stays of more than 28 nights.
N.B. : The minimum number of nights for a midterm reservations is 28 by default. But you can customize it at the office level.
Set property parameters
The parameters depend on the type of property:
- midterm property only
- short term property that accepts midterm
Midterm property only
If local legislation does not allow the property to be rented on a short-term basis, you can set the property to midterm:
- From the property page, click on Edit property > General
- Select the midterm option in the rental category field
- Click on Save
Short and midterm properties
When a property is short term but also accepts midterm reservations, make sure you activate the Can receive midterm reservations option.
A new Midterm Information section will be available on the property, allowing you to adjust the following items (if necessary):
- commission rate
- deposit amount
- monthly rent
- cleaning time
- check the option if a physical check-in with an agent is mandatory
- check the option if a physical check-out with agent is mandatory
- default cleaning, check-in, check-out agent
- add a document on the rules in the property, the document must be in PDF format
- internal comments
Once saved, these elements will only apply to midterm reservations.
Applying settings
When a reservation is identified as midterm, the elements you have set on the property are automatically adapted:
- on the reservation :
- commission rate
- deposit amount
- on missions :
- duration of cleaning mission
- agents assigned to missions
- specific instructions displayed in the mailbox (pre-approval, house manual, etc.)
A check-out mission is automatically created on the departure date.
Self check in is replaced by a check-in mission with agent.
Apply midterm pricing
You can set up two types of midterm pricing in RentalReady:
