Overview
In some regions and countries, there are restrictions on the maximum number of nights that can be rented per year on a short-term basis.
For example: in France, the maximum number of short-term nights is 120 days for principal residences.
This restriction can be set directly on RentalReady.
Set the restriction
Go to the property page
Click on Edit property, go to the General tab and then the General section
Add the maximum number of short-term nights per year

Adjusting availability
Depending on the value of the restriction specified in the property, the number of nights available for reservation will be automatically adjusted.
For example, if there are only 10 days available on a 120 days restriction, the minimum length of stay will be set at 10 nights.
Once all days have been booked on a short-term basis, only medium-term reservations will be authorized.
N.B: there is no counter indicating the number of nights remaining available for booking.
Application to booking platforms
The restriction only applies to reservations made on the following reservations platforms: Airbnb, Booking.com, Vrbo and GuestReady.
All reservations created manually or taken on direct booking website are not counted in the restriction.
Restriction for new properties
When you activate a new property during the year, reservations made in the past (between January 1 and the property activation date) are not imported into RentalReady.
To set a restriction on this type of property, you'll need to add the difference between the maximum value per year and the number of nights already booked for the current year.
For example, I'm activating a property on 01/06/2024. If 20 days have already been booked between 01/01/2024 and 01/06/2024 on a 120 days restriction, then I set the restriction on the property according to the difference between the two values, 120-20 = 100 days.
N.B: The following year, be sure to adjust the set value to the maximum value per year.
