You can decide to apply the pricing method you want for your Airbnb listings.
Two different pricing methods are available:
- LOS (Length of Stay): pricing is calculated as a stay bundle, based on LOS Records and total nights. This is the default pricing method applied on all properties
- Daily Price: Pricing is calculated per night, using nightly prices and rule-based adjustments

Promotions and rate rules differences
LOS
- Supports Early-bird and Last-minute discounts only
- Seasonal pricing must be handled via LOS Seasonal Rules (via other pricing tools)
Daily Price
- Supports Early-bird, Last-minute, and LOS (weekly/monthly & long-term) discounts
- Explicit rule precedence (e.g. last-minute discounts do not stack with length-of-stay discounts)
This means when you add a discount of "Stay at least 7 Days", this will show up as a weekly discount on Airbnb, while in LOS, it will apply the discount without clearly showing a discount is being done.
Last-minute discounts
Last-minute discounts cannot be combined with length-of-stay discounts.
Guest Visibility
- Long-term and early-bird discounts are merchandised to guests on the Airbnb website and are a great way of boosting reservations
- Last-minute discounts are deducted from the nightly price, but are not actively promoted or displayed to guests on the Airbnb website
Last-Minute Discount Logic
- Note that last-minute discounts will only apply to nights that fall within the specified number of days before the check-in date
- For example, lets say you apply a last-minute discount to your listing for reservations created within 5 days before the check-in date. If a reservation is created on the fifth day, the discount will only apply to the 5 days of the reservation
Number of guest pricing differences
LOS
- You can define LOS Records for up to 127 guests, but price stops changing after 16 guests
- Number of guest-only changes do not trigger repricing
Daily Price
- Explicit extra guest pricing (
guests_included,price_per_extra_person) - Number of guest changes do impact the total price
When you have a reservation and the guest wants to change the number of people. With the LOS system this wont trigger a price change when you have an extra person fee to be applied. With Daily Price, this is automatically applied when a traveler wants to change the number of guests.
Shared logic
Both pricing methods apply same logic for:
- Default/base nightly price
- Currency handling (ISO-4217, OANDA FX rates)
- Standard fees (cleaning, pets, management, etc.)
- Pass-through occupancy taxes
- Early-bird and last-minute discounts (same rule names & semantics)
- Same Pricing Settings API pattern (GET / PUT per listing)
Migrating from LOS to Daily Price
By default, any new property created in RentalReady has LOS pricing method applied.
If you choose to migrate your pricing method from LOS to Daily Price, here are what you will loose:
- LOS Records–based bundle pricing
- Pricing behavior where guest count doesn’t affect price
- LOS-specific seasonal pricing logic (must be remapped to Standard Seasonal Rules)
- “Price stops changing after 16 guests” behavior
- Midterm Price ( and midterm price factor ) - this is now done by number of nights x daily price
- Minimum Stay compression
Configure pricing method
From the property page, click on Edit
Go to Platforms tab > Airbnb parameters section
Under Price Configuration, select the pricing method you wish to apply
Click on Save

Migrating from LOS to Daily Price
Every new property is created with LOS by default. If you switch a property from LOS to Daily Price, you will lose:
- LOS Records–based bundle pricing
- The behaviour whereguest count does not affect price
- LOS-specific seasonal pricing logic (you must remap it toStandard Seasonal Rules)
- The "price stops changing after 16 guests" behaviour
- Mid-term price(and the mid-term price factor) — under Daily Price this becomes simplynumber of nights × daily price
- Minimum-stay compression

- If you wish to have midterm price on daily prices similar to what you had with LOS, we recommend using the Rate Rules option "Stay at Least" and have one for 28+ nights
