The risk score corresponds to the calculation of certain criteria predefined at the office level. Each reservation will be assigned an overall score, expressed as a percentage.
The risk score allows you to estimate the level of reliability or potential risk associated with a reservation. It can be used to decide whether or not to accept a reservation (in the case of pre-approval) or to assign a specific level of monitoring based on the risk profile detected.
Risk score display
The risk score is displayed on the reservation page, in the guest contact details section.
It is also displayed in the Weekly Mission View.
Click on a mission > in the table on the right side of the screen, the risk score is displayed along with the guest contact information.
Risk score calculation
Risk score is calculated based on criterias and values.
Criterias
Here are the criterias:
- Guest's ID not submitted
- Guest's ID not reviewed
- One-night stay
- Partially paid reservation
- Non-Airbnb reservations without a security deposit
- Large property (< 45 m²)
- Property with garden, terrace, balcony, or pool
- Weekend stay
- Last-minute reservation
- Damage risk property (option can be changed in the Property Platform tab)
- Party risk property (option can be changed in the Property Platform tab)
- Blacklisted guest
Values
These criterias each have a different value, ranging from 0 to 3:
| Value | Meaning |
| 0 | The factor is disabled (not included in the calculation) |
| 1 | The factor is considered to be of normal importance |
| < 1 | The factor is considered more important than the other factors |
Example:
Three criteria (fruits) are activated. Each has a different value:
- 🍎 Apple: 1
- 🥝 Kiwi: 1
- 🍋 Lemon: 2
Total possible value: 4
- If the reservation only meets the lemon 🍋 criterion, the value is 2 out of 4. This corresponds to a risk score of 50%.
- If the reservation meets the lemon 🍋 and kiwi 🥝 criteria, the value is 3 out of 4. This corresponds to a risk score of 75% for the reservation.
Configure the risk score
Office
If you wish to change the factor settings and values assigned, you can do it from your office settings.
Property
Options can be checked to automatically increase the risk of reservations on a property, allowing for greater vigilance.
To configure this, go to:
Portfolio > Properties > Edit
Then in the Platform tab > Damage risk property & Party risk property > Save
If a Stripe or Swikly deposit is set up, the security deposit request can be configured based on the risk score assigned to the reservation. To activate it, go to:
Portfolio > Properties > Edit
Then, in the General tab > Security deposit charging rule > Only charge a security deposit in high-risk bookings
