Minut helps property managers ensure a safer, more peaceful rental experience by monitoring key environmental factors in the property without using cameras or recording audio. This article explains how to manage Minut devices effectively after they are connected to properties.
What Minut Devices Monitor
Minut sensors are powerful all-in-one devices that monitor:
Noise levels
Temperature
Motion detection
Tampering
Cigarette smoke
Alarm recognition (e.g., smoke alarms)
Humidity and occupancy trends
These features help prevent parties, detect early damage risks, and reduce neighbour complaints without infringing guest privacy.
Minut offers an all-in-one solution that proactively detects environmental and security-related issues, helping you stay ahead of potential incidents. By using real-time data, the system acts as an intelligent layer of protection and reassurance for property managers and neighbours alike.
Guest Flow
Guest Information & Messaging
Minut retrieves guest details (name, phone number, and check-in date) from RentalReady’s synced booking data. These details are used to send alerts directly to guests when needed.
Minut currently sends these messages independently. Guests will receive alerts from Minut, not from RentalReady.
This setup ensures guests are contacted promptly in case of excessive noise, even without direct involvement from your team. Because the alerts come from Minut’s system, communication is consistent, automated, and privacy-conscious. You don’t need to manually intervene unless the issue persists.
Alert Flow (Noise Monitoring)
When the Minut device detects excessive noise, the following guest notification sequence is triggered automatically:
Noise threshold exceeded for 10–15 minutes
Guest receives an SMS or automatic phone call
If enabled, the Minut device will flash or emit a sound as a gentle alert
If noise continues, further notifications may be sent
You can customize these settings in your Minut dashboard under Settings > Noise Monitoring.
Turnover Optimization
If a guest leaves early, the Minut sensor detects lack of movement and other indicators, which can be used to notify the operations team. This helps prepare the room for the next guest faster, optimizing turnovers and boosting efficiency.
Tips
Connectivity
For best performance during initial setup or troubleshooting:
Make sure the Minut sensor is placed in a central area of the property
Temporarily disabling WiFi during a manual sync (if advised by support) can improve initial data capture
Always test the device after installation by simulating brief noise events
Proper placement and setup of the sensor are essential for reliable monitoring. While most users won’t need to alter connectivity settings, following these setup suggestions ensures your devices remain accurate and responsive, especially during high-demand periods.
Troubleshooting
If your device is not syncing or sending notifications:
Check that the unit is linked correctly in your Minut account
Ensure the property is active in RentalReady
Review notification settings under Minut > Settings > Noise Monitoring
Try resetting the device and repeating the sync steps
Issues with syncing or alert delivery are rare but can usually be resolved with basic checks. Most connectivity issues stem from configuration mismatches or inactive properties. Keeping both platforms in sync helps maintain uninterrupted service.
Reconnecting or Removing a Device
To disconnect a Minut device from a property:
Go to RentalReady > Configuration > Apps & Integrations
Select the property
In the Actions dropdown, click Disconnect selected and hit Go
To reconnect, follow the same steps used for initial setup. See: Connect properties with Minut
Reconnecting is quick and does not require device reinstallation. This allows flexibility if a property is temporarily taken offline or reactivated later. Regularly reviewing device connections ensures that your Minut coverage stays aligned with your operational changes.
